While reading a book a few weeks ago, I saw something very basic to the entire topic of self improvement. I understood so much more clearly why even though I have deep knowledge of this material, I have not been able to produce the results I desired in my life until now.

Those hours moved me light years ahead mentally but they did nothing until now for my physical, daily world. I have been so intent on getting my mind wrapped around these concepts that I failed to pay attention to the most crucial aspect of this process = personal action.

Throughout "Think and Grow Rich" Napoleon Hill gives his readers many action steps to complete and several daily tasks to perform. I always thought "I will read the entire book and then go back and DO what he suggests." This was a HUGE mistake. Even if I was not in the right position, those action steps would have moved me closer to my dreams and would have begun the process of building up my self-esteem, self-confidence and my level of awareness of my innate ability to handle my big life goals. And, I incrementally would have been moving closer to what I desired, even if it was only a little bit at a time. I have since become an active student of the application of these concepts. It is only through action that I prepare the way and the method by which I can receive what I want in my life.

I implore anyone who reads this to stop what they are doing and think about whether they need to become an "active" student of "application" in their lives. You learn the methods or the "certain way" only by doing, not by reading. Reading allows you to understand the process but to learn and internalize you must act on all things that Napoleon Hill, Brian Tracy, Jack Canfield, Bob Proctor, Wallace Wattles and all the other personal development authors tell you to do.

"Take the first step in faith and the rest will be revealed to you." Wallace Wattles. Take is a verb. A verb requires action. Recently I came up with an idea to help law students. I did not have the product finished or know all the details of what I wanted to include in my product. I did not know the distribution method or how I would advertise the product. But, I took action. I called my mentor and booked an appointment with her to talk about my idea. As the month ticked down I worked on my presentation, read some more material and got more ideas.

When I finally went in to talk to her in person she loved my idea. I only showed her a short snapshot of the project and she ended up booking me to teach to over 70 students in a month and a half. All of this happened because I did not wait until everything was "perfect," "complete," "just right" or "totally finished." I acted on my idea and my idea produced results. As I continue to take action on this project the next steps and new ideas keep coming to me. The project gets better and better and will help many people in the near future.

You can do this too. Stop waiting for the time to be right and just start working on your ideas. Without action nothing will happen. You will continue to pile up self-help books and seminar tickets and you will blame the books and speakers for not helping you. They are helping you; they are giving you the tools you need to move forward. Since they are not there to hold your hand when you act, you have to do it on your own. Remember small steps add up to big results. Last year I climbed Half Dome in Yosemite and I did it one step at a time. Sometimes it was hard, and sometimes it was fairly easy, but every step was important because it moved me closer to my goal.

I know this may seem very simple but taking action is crucial to your progress and can delay or completely block your efforts if you do not pay attention to making things happen instead of just thinking about things happening. Like yin and yang: learning and application go are required to make the other function.

If you are like the rest of us, your home has recently dropped in value by a whole lot. There comes a time when you have to ask yourself if it makes sense anymore to continue the monthly agony of pouring money, time and effort into a never ending black hole. It may be time for you to look at some of your exit options, short of foreclosure. Here's how I determined my position, and how I decided if I need a house short sale.

1) Interview Realtors: Find one that you can trust who either specializes in house short sales, or has done at least 30 of them. An added bonus would be a degree in finance, such as an MBA and a real estate brokers license. The license gives them addition legal responsibility to act in your best interest. It might be wise to consult a CPA and real estate attorney as well, but it will be your realtor that creates and finishes the deal. Please make sure you don't get swindled by one the companies that asks you to send them the money up front. A legitimate realtor will pay ALL the fees including marketing costs, and get reimbursed when the lender pays the commission.

2) What's the Home Worth Today? Get a good valuation from your realtor. In reality, when you meet to talk, she should already have the comps ready to hand you. Don't waste your money on a official appraisal as it won't be used anyway. This is one situation where you want to be incredibly realistic, even pessimistic about the value, and not succumb to emotional attachment for the house. The more upside down you are in the loan, the greater chance for success in your house short sale.

3) Now Do Some Figuring: Here's where I figured out if I needed a short sale. You can follow along with your own numbers: Take your total loan amount, and subtract the present value of the house. Not what it's worth, but how much you can get for it TODAY. This is how much your "Upside Down" in the loan. Then, figure your annual expenses including a year's worth of payments, taxes, insurance, maintenance, and repairs. This is your "Yearly Cost" to keep the house. Now, take the amount your upside down and multiply it by 8%. We will assume the best case scenario. In a FAST appreciating market, this is how much your house value would go up each year, if the housing bubble was over today. (yeah right!) We'll call this number: "Appreciation per Year." Finally, divide the Upside Down amount, by Appreciation per Year. This is how many years it will take just to break even with the amount you owe on your loan. No profit, no realized appreciation. Now look at your Yearly Cost to Keep the House. Is it worth it to keep it for that many years?

Here's an example: A house was purchased with a $800,000 loan. In one year it has depreciated drastically and will sell for only $600,000. (these are real California scenarios!). Should the owner short sell the house?

Upside Down: $900,000 - $700,000 = $200,000 Estimated Annual Costs: Include all your yearly expenses = $60,000 Appreciation: A health growth real estate market = $200,000 x .08 = $16,000

The Bottom Line: It will cost $60,000 per year in payments, for 12.5 years, just to break even with the original value. That's assuming a strong market with all 12.5 of those years of appreciation, at 8%. In that time period over $750,000 will have been spent in principle, interest, taxes, and insurance, along with other expenses with no equity gain.

So in this example, the choice is not a difficult one. There comes a point to where hanging on, just doesn't make good sense. As most experienced traders say, "Know when to say quit, so you can live to trade another day.

This is not a total blockade either and still allows a thief to use your existing credit.

Often the FTC requests that you change the passwords and access information for your accounts, but leave them open so they can monitor for thieves. While this seems like a good idea and it will help them catch the thief, it also leaves your accounts open to more fraud that you may or may not get reimbursed for. Most people opt to close their accounts and open new ones instead. It is your choice to do so and you are not required to cooperate with the FTC's investigation.

Now that you've gotten your financial life started back towards normal, it's time to get the rest of your identity secured as well. Contact the Department of Motor Vehicles for your state and request a new driver's license number, explaining the situation. Usually they will be happy to do this without any questions if you can present your original license and other proofs of your identity. Contact the Social Security Administration for the same purpose, to change your Social Security Number. This is trickier and often takes much more time, but it can also be done and is a good step towards renewing your broken life.

* Consolidate your debt. Home equity loans, or second mortgages, are often used by people who are in an unmanageable amount of debt to consolidate the debt and reduce interest charges and monthly payments. The trouble is that by doing this, you put your house on the line.

Also don't get too excited about that low interest rate for your debt consolidation. Remember this loan will have a longer term so you may end up paying more interest in the long run. Try paying more than the required amount to pay it out as quickly as possible.

It's also possible to get a credit card with a high credit limit and lower interest to transfer existing balances to. Your minimum monthly payment should also be lower. This is less risky than putting your house on the line, but you will pay more interest.

If you choose either of these methods, don't fall into the trap of using your cards again. That would defeat the purpose of consolidating and get you in even more trouble.

* File for Bankruptcy. This should be your last resort. Chapter 7 bankruptcy wipes all of your debts clean, but you may lose some of your property depending on your individual circumstances. Chapter 13, which is now more common because of changes in the law, sets up a court-ordered payment plan to pay off your debt. Either type will stay on your credit report for 7 years, and on public record permanently.
